Booking Terms and Conditions - Cabin

By accepting a booking it is of the understanding you have read, understood and therefore agree to the Terms and Conditions of your booking as outlined below. If anything is unclear please contact us as we would be happy to explain in further detail and help avoid any misunderstandings.

1. Bookings and Cancellations:

1.1 Please note that the pricing varies depending on the day of the week and the season.

1.2 The maximum number of guests in the cabin is two adults over the age of 18 and dog(s)  where agreed, upon receipt of a pet fee.

1.3 In advance you can pay in full or a 50% deposit and then the further balance owed 8  weeks before your arrival date. You will receive written confirmation of your booking to your email provided upon our receipt of your deposit or the full payment.

1.4 Any cancellation must be in writing and is only effective once we send written confirmation to you.

1.5 Cancellations made within 7 days of your arrival date are non-refundable.

1.6 If your dates are resold you will receive a refund of total amount paid minus any reductions in the value per night compared to the rate you were charged and a £50  cancellation admin fee.

1.7 If your dates cannot be resold 8 weeks or more prior to your arrival date we will retain the deposit you paid or 50% of the total cost of your booking if you paid in full.

1.8 If dates cannot be resold less than 8 weeks to your arrival date we will retain 100% of total cost.

1.9 If in the unlikely circumstances we need to cancel your booking we will refund you the total amount paid. However, we recommend you take out full holiday insurance. We are not responsible for refunding expenses that are a result of circumstances out of our control and prevents us from fulfilling your booking “ Force Majeure ” such as war, natural disasters etc and extreme weather conditions, high winds, snow, flooding etc in such circumstances no refunds will be provided and therefore we recommend you have full holiday and travel insurance.

1.10 No compensation will be given for any temporary outage of electricity, water, internet or  television service or the malfunction of appliances such as the hot tub which is out of our  control but we will to the best of our endeavours assist in overcoming any

1.11 If we take the decision to cancel your stay for safety reasons we will offer you an alternative date, subject to availability.

1.12 The person making the booking and where making it on behalf others is responsible for publicising the content and appropriate information of the booking terms to all parties including any additional site information such as directions, facilities etc.
Payment is taken in UK sterling (£) only via BACS transfer to Burnworthy Retreat Ltd and we cannot accept credit cards payments.

1.13 Changes to bookings can only be made where possible at our discretion and must be requested in writing by the person who made the booking. We reserve the right to amend the original price if there is a higher value in the price from your original booking and this would need to be paid within 8 weeks of the new arrival date or immediately if the new booking dates are less than 8 weeks away. You cannot make a change to your booking 8  weeks or less prior to your arrival date. If these dates are no longer possible for you a  cancellation request must be made in writing and is subject to our cancellation policies.

1.14 If you choose to leave your accommodation earlier than the full stay of your booking you do so at your own choice and no refund shall be given.

2. Arrival and Departure

2.2 Check-inThe check-in time is 3pm and unless agreed upon by us we cannot provide an earlier check in time due to the time taken to turn around the property to that of a standard we endeavour to provide.

2.3 Check-out The check-out time is 10am and we ask guests kindly respect this time as a courtesy to the next guests to ensure the property is enjoyed to the same cleanliness.

2.4 We ask guests to leave the property in a clean and tidy condition, with any furniture returned to its original location and groceries and perishable goods are either put in the rubbish and recycling bins provided or taken with you.

2.5 Please turn off all the lights on your departure and return the keys to the lock box code.

2.6 Please note any keys issued but not returned at the end of your stay then the cost of replacement will be charged to you.  

3. Additional

3.1 There is NO SMOKING in the cabin, you will find an ashtray provided outside.

3.2 We understand breakages occur but ask you let us know as soon as possible so we can ensure replacement or steps needed to make repairs prior to our next guests or where necessary and to our best endeavours during your stay. In exceptional circumstances, we reserve the right to charge you for any damage to the cabin or contents of the cabin to the value of the RRP or cost of repair.

3.3 Whilst there is phone signal on site unfortunately it is limited. We have provided a landline for emergency use only.

3.4 If you have any special requests or are staying with us for a special occasion please feel free to contact us and we would be more than happy to see if we can assist you with your plans.

3.5 Kindling, fire starters and logs are provided for your stay, however if you require additional logs this can be requested subject to a charge.

3.6 Dogs are accepted prior to our agreement and a pet fee. They must be house trained and well behaved and kept off all soft furnishings such as the bed, sofa etc and never be left unattended in the property or elsewhere. No other pets are accepted.

3.7 We reserve the right to not accept a booking or refuse entry if the booking terms are not met.

3.8 We reserve the right to enter the property and surrounding area for any reasonable purposes such as essential maintenance and/or repair.

3.9 Burnworthy Retreat Ltd is not responsible for guests’ personal property including any loss or damage of property including vehicles, contents and personal goods; we, therefore, recommend you have holiday insurance to cover any loss or damage and you understand any personal property is left at your own risk.

3.10 NOTE: If you are booking between the months of October – end of January there may be a  short 20-minute disturbance as there is a live pheasant shoot that uses Burnworthy for one drive. 

3.11 Please contact us if you have any concerns or would like more information before making your booking.

4. Health & Safety

4.1 Please be aware we provide a fire glove for both the indoor wood burner and outdoor facilities, such as the wood-fired hot tub and we ask you use these to avoid any harm. We cannot be held responsible and accept no liability for any injuries caused during your use of operating the fireplaces and ask you exercise sensible caution and familiarise yourself with using log-burning fires prior to your stay.

4.2 We accept no liability for any harm or injury caused using any equipment or facilities inappropriately or whilst under the influence of substances such as alcohol and drugs.
